Some important information regarding finding a general
contractor:
It is important for the contractor to have your confidence
during the project, so take the time necessary to establish this
in the beginning if you are working with someone you don’t know
or haven’t worked with before. The general contractor must deal
with many entities in the course of the project, sometimes
including adverse or contrary information from different
sources. If you, the owner, must question his abilities at every
turn, his production can be greatly impeded and normal timelines
can become extended costing you money and unnecessary delays. A
consistent mode of communication should be established in the
beginning so that the contractor can contact you at any time for
answers or decisions which must be made in a timely fashion to
facilitate expedient work flow. Many people don’t realize or
understand how important this is.
Also, determine the exact type of relationship you want for the
project from the beginning and get this in writing. This would
include such details as who will hire and pay subcontractors,
which type of decisions will be left totally to the contractor,
which made by the owner, and which by either with the other’s
input. Establishing these types of details from the start will
greatly facilitate ease of the project flow!
In establishing trust with your contractor, in addition to
meeting face to face and asking lots of questions, do your
homework. Go to the Washington State Labor & Industries web page
and look up the contractor for valid license and insurance
information. The website link is listed here. This website
contains a checklist of items to consider as you interview and
hire a general contractor.
